Why would a pre-listing home inspection be a good idea?  After all, the buyer will order an inspection after the offer is accepted, right?  Why should you spend the extra time and money?  Here are four reasons you need a pre-listing home inspection:

1. Discover The Condition Of Your Home. A pre-listing inspection can identify potential defects in your home that you may not know exist. From the inspection report you identify the defects and move forward in correcting them.  Addressing issues early in the process can prevent an offer from falling through during inspection negotiation phase of the sale.  Of course, in order to have an accurate inspection report, it is extremely important to hire a reputable inspection company.

2. Decrease Your Stress.  Moving is stressful. There is no question about that. If you haven’t completed a pre-listing home inspection, you will wonder what potential problems exist within your home. By completing an inspection early in the process, you will have a confidence that no major defects will be found during the buyer inspection that may cause the deal to fall through.  In addressing the issues prior to listing your home, you will decrease your stress level too.

3. Make Repairs Early In The Process. Most agents suggest that you make the major repairs uncovered by the inspection prior to listing your home. It takes time to schedule reputable contractors and get the work done.  If you wait for the buyer’s inspection to uncover defects, you have limited time to complete the repairs, which may delay closing.  The pre-inspection provides the seller peace of mind and confidence that significant items have been identified and corrected.

4. Improve Buyer Confidence.  It is often helpful to provide a buyer with an inspection report that details the present condition of a home. It’s likely to make the buyers feel more confident about the purchase. After all, if the buyers are concerned the home may have hidden problems, their offer may reflect that concern. An inspection completed prior to listing may help eliminate some of the doubt about the home.
