Staging A Home, Does It Matter?

Staging A Home, Does It Matter?  The answer to this question is a resounding, YES!  STAGING DOES MATTER.  When your home is on the market, it is always important to showcase the positive aspects of the home and put your best foot forward to achieve the maximum financial reward. First impressions help a potential buyer to determine if they even want to enter a home. This begins from the minute a prospective buyer approaches the home in their car and views the curb appeal, to the moment the front door finally opens.  A freshly painted exterior, pruned shrubs, cut grass, a swept front porch and clean front door can really boost the exterior image of a home.

Furniture placement is also a big consideration.  Each room should have a focal point and the furniture should be placed around it.  If you have too much furniture in a room it can really close off the flow of space to that focal point. Similarly, if the furniture is positioned poorly it can make the room look chopped up or small.  You may also wish to remove up to half the items currently in your rooms to open up the room. Clutter-free interior is the key.

Remove personal items from the home such as family photos, diplomas, kids’ drawings, etc.  This will allow potential buyers to envision themselves in the home without the distraction of your life in the home.

Clean out those closets and get rid of the stuff you don’t need.  Not only will this free up the size of the closet, but it will also showcase the storage space that the home offers.  Remember, we want a clutter free home to showcase space.

Cleanliness is also extremely important for any home on the market.  We want to see clean windows so that the outdoor space comes alive, sparkling mirrors and fixtures in the bathrooms, clutter free counter tops in the kitchen and no pet hair anywhere.  With these items addressed, there are no housekeeping issues to concern or distract the potential buyers from the great features of the home.

These are just a few tips that will help to stage your home and show it in the best light.  I also found an article in HGTV that provides some additional helpful tips on staging.   https://www.hgtv.com/lifestyle/real-estate/15-secrets-of-home-staging-pictures
